Dubai's residential resale market recorded an 18.5% increase in transactions in the third quarter of 2026 from the previous three months, while off-plan property sales continued to decline, according to property consultancy ValuStrat.
The resale market recorded 9,491 transactions worth approximately AED 25 billion ($6.8 billion) during the July-September period, marking the first quarterly increase since late 2025, the consultancy said in its Q3 Dubai Real Estate Review.
However, resale transactions remained 23.8% below the same period last year.
Homes priced below AED 1 million accounted for about a third of resale transactions, while Jumeirah Village Circle led activity with 12.8% of sales. Business Bay followed with 6% of transactions, Dubai Marina with 5.3% and Downtown Dubai with 3.8%.
The average sale price of homes in the resale market fell 4.4% from the second quarter to AED 1,627 per square foot and was 1.5% lower than in the third quarter of 2025.
Off-plan sales continue to decline
Sales of off-plan properties sold before construction is completed, fell 10.1% from the second quarter to 24,375 transactions, marking a fourth consecutive quarterly decline. Off-plan sales were 45.7% lower than in the third quarter of 2025.
The figures suggest that buyers are returning to Dubai's resale market, although continued weakness in off-plan sales points to an uneven recovery.
