Dubai United Arab Emirates
A recent real estate report revealed that the number of resale ads for ready-made residential properties in Dubai increased by between 155% and 162% year-on-year during August 2026, bringing the total number of advertisements in two categories of real estate, classified by the original type of developer, to about 41 thousand ads.
According to the October 2026 report by GCP Group, based on data from real estate information company REIDIN, the number of real estate resale ads developed by private sector companies reached 23,423 in August, compared to 17,571 ads for real estate developed by government-linked companies.
The data showed an increase in the number of real estate resales from the private sector by 155% compared to August 2025, while real estate developed by government-linked companies recorded an annual growth of 162%.
High advertising of ready-made properties in Dubai
The report, titled “Dubai Residential – Enlisted”, monitored the development of advertisements for the sale of ready-made residential properties in the secondary market in Dubai during 20 months, from January 2025 to August 2026, with the classification of real estate according to the entity that originally developed it.
The analysis was based on real estate advertising data published across platforms and agencies, after the removal of duplicate ads, with the aim of measuring the change in the size of real estate offered for resale and comparing the behavior of owners between the two categories.
The results showed that the number of announcements fluctuated during 2025, before recording a significant rise during the months following February 2026, reaching high levels in July compared to the beginning of the study period, with a slight decline in August.
Based on January 2025 as a baseline point at 100 points, the number of ads in August 2026 rose to 223 points for privately developed real estate, compared to 220 points for developed properties from government-linked companies.
This means that the number of announcements in both categories exceeded its level of double that recorded at the beginning of 2025, with a clear convergence in the pace of growth during the period studied.
The approximation of the behavior of owners in developer projects
The report pointed out that real estate developed by government-linked companies accounted for between 41% and 46% of the total monthly advertising during the study period, with an average of 43%.
Despite the difference in the number of ads between the two categories, the data showed a convergence in the volume of monthly fluctuations, with the average absolute monthly change in the number of ads 20% for properties developed from government-linked companies, compared to 19% for real estate developed from the private sector.
The two categories recorded convergent movements in most months, with the exception of some periods that saw variations in the frequency or decline of advertising.
In July 2025, private real estate advertising rose by 34% on a monthly basis, compared to 15% for government-related developers, while September of the same year saw a 27% increase for the second category, compared to 13% for the first.
In March 2026, real estate ads developed by government-linked companies rose by 51% on a monthly basis, compared to 34% for private sector real estate, following a sharp decline in the number of ads in February.
