Dubai United Arab Emirates
Dubai recorded more than 20,000 office rental transactions during the third quarter of 2026, while the average office rents in Dubai were about 241 dirhams per square foot, according to the report of “Suffills” Middle East quoted by the newspaper “Emirates Today”.
The report showed that the rental activity stabilized at similar levels for the same period last year, supported by the move of companies to new headquarters, the renewal of leases, and the continued demand for high-quality office space in privileged locations.
The new contracts accounted for 51% of the total office rental transactions during the third quarter, compared to 49% for the renewal of contracts, reflecting the continued activity of new and existing tenants.
Small offices account for the majority of transactions
The demand focused on small office space, with units less than 1,000 square feet accounting for about 66% of total leasing transactions, while offices with an area of less than 500 square feet accounted for about 40% of the total activity, according to the report.
Despite the stability of average rents, the disparity in their levels between established and emerging commercial areas in Dubai continued. The Dubai International Financial Centre (DIFC), Downtown Dubai and the Business Bay continued to attract the attention of companies looking for high-quality offices, with easy access and proximity to major commercial centers.
The report pointed to the continued interest of international companies, including fintech companies and Chinese companies, in category A offices. In contrast, tenants have become more selective, with a growing focus on location, building quality, cost-efficiency and sustainability standards.
20.4 million square feet of space expected until 2030
According to the report, office projects under development in Dubai are expected to add about 20.4 million square feet of total leasable space during the period from 2026 to 2030, with the increase in supply becoming more pronounced from 2028.
Saviles predicted that tenants’ demand for offices in Dubai will stabilize during the remainder of 2026, supported by the move of companies to new headquarters, the expansion of business in the region, and continued interest in well-established commercial sites.
The report suggested that premium office buildings, which combine accessibility with sustainability standards, will continue to be the most attractive to tenants, while offices in secondary categories may need longer lease periods, with more selectivity of companies when choosing their headquarters.
